@Micah Loewen there is a chance the property would appraise for the value that you want, but that it would be appraised as 'subject to repairs' as opposed to 'as-is'.

We chose to househack a single family room by just having roommates as opposed to buying a duplex because I personally love the way a SFH neighborhood is compared to MFH neighborhoods (generalizing here of course).

The condo I am looking at is close to the new Aquarium that is going up, the new Grand Village, etc..I feel like as a buy and hold it is fantastic since it is guaranteed to appreciate but also as a completely remodeled 3/3 so close to the strip, I could do well with STR and at a longer renting period as opposed to golf/lake rentals.

This is a conventional loan so my understanding was that I could request the removal of PMI once I got to 75% LTV (as opposed to 80% with a primary residence) as this was the case with the other properties.

can be a question that can have very opposing opinions depending on the mindset of two investors.. and there are thousands of decisions in flips like that.
