Have you had your team check on Oregon statues.. as its appears your wholesaling is about selling equitable interests..   

@Sergiu Ionita  very straight forward simply google the state statues on foreclsoures read them then go at it.show up at auctions and watch a few times ..  

If you do not have anything that covers this, in the future you might wish to add something to cover "unadjudicated criminal arrests"; and don't forget that there is something called "statue of limitations" beyond which charges can no longer pursued, and then there is the situation where charges get dropped as well.  

Check your property’s statues regarding tenant and landlord laws.
