Hello BP users. Can anyone help me with what a good price or even average price for a general contractor in Philadelphia is when doing a full rehab in terms of cost per square foot?

Somewhere between $20/sf and $250/sf, depending on:

- Specific scope of work

- Type of contractors

- Level of finish

- Type of house

- Time of year

- Your negotiating skill

- Local codes/requirements

- Size of house

If it's a big house, there's no major mechanical work, you want vinyl flooring and Home Depot level finishes, you're probably in the $20-50/sf range.  If it's a small house, you need to completely redo electrical, plumbing, mechanicals, roof, siding, etc, and want to use granite and marble throughout, you're probably in the $150-250/sf range.  Otherwise, it's probably somewhere in between...
