I was presented with an opportunity to purchase a multi family with fire damage at a pretty cheap price cash only.Although I am tempted to purchase it to rehab as a buy an hold, I don't have the man power at this time because we are in the thralls of another rehab.What are my options?

Majority of the time I don't have the man power to screen everyone.

I can offer man power, but I don’t have a background in anything construction related.

In this case, they pass it off full well knowing that is a good opportunity because they would do it themselves if their resources (capital, manpower, logistics, etc.) where not already fully tied up.

Hi @Patrick Ma, rates will definitely vary a little, the lower price points will most of the time get you lower quality management as it takes time, man power = cost, to effectively manage a property.

Not only that, they now have a responsibility to provide fire and police protection, in this area that could mean the police presence goes up, manpower hours increase answering calls and assets set aside for such services.

So right now we simply don't have the time or manpower to do it.

They don’t have the manpower nor will they take the risk to allow you to build in case something were to go wrong and that come back on them.

We are always looking for man power to help.

Save the marketing cost and time and step up on a deal The reason people do paid marketing, is to scale and have some sense of control on how many leads you get.If 100 dollars gets you 10 leads, the idea here is that 1000 dollars gets you 100 leads.See, most people do not understand efficiency.If you have a team and you are paying a team and your team can handle an X number of leads a month, you better feed them X numbers of leads, otherwise you are not running your business on full capacity and efficiency and you are leaving money on the table.So you DO want to have some sort of control when it comes to running your business.Now you can either hire or fire based on the amount of leads you have (not very optimal in my humble opinion), OR you can  hire the necessary people that would help run your business smoothly and then do the controllable, scalable lead gen platforms to match the lead flow to your man power.
