We are intelligent humans on this site and we have the ability to look at the people that submit a rental application, evaluate their situation and apply a reasonable decision regarding whether or not they are an an acceptable risk client.

Ah the humanity!

TIME – OUR ONLY REAL RESOURCE AS HUMAN BEINGS is why I love real estate investing.

We have the structural relationships in place, ie; contractors, project manager, auction dealers, realtors.

Surrounded by deals, build up your arsenal so you not only have the knowledge to take action, but the resources both from a capital and a human power standpoint to capitalize on the situation.

Check what you can do and how much it will cost.Building codes/covenants-some places don't allow manufactured homes.Another source for used homes is new dealers.

I've seen some beautiful outdoor paths & patios done this way etc, fill in the gaps with sand or concrete.You might also donate it to a habitat for humanity store (call and ask if they'll take it first) where they might get it in front of the right set of eyes. they might give you a tax donation receipt?

There is no substitute (yet) for the human factor. 

This is easier than you think.Not commonly done for 1-4 unit residential, but very common for commercial.If you need a 35% capital injection, you find the human person with that capital.
