In addition to that, every mortgage officer I talk to seems to want to add an aggravation fee to these mortgages due to their size.

The expenses are starting to aggravate me but i do not want to sell cause i enjoy using the place.

It aggravates me that these "so called" guru's dupe people into thinking they're going to be swimming in money from wholesaling.  

A buyer is going to want at least double off that or more for figuring in labor and aggravation for sweat equity.Anytime you make buyers do work they want compensation generally.

I have been haveing a great deal of trouble with a hud home ive recently one the bid on.im in the final stages of the deal.at the moment pretty much everything revolves around an inspection as the house assessed for much more then i bidded.a long story short tonthe eye the house needs tlc and general upkeep as its been vacant for 2 years.the issue im haveing is that the circut breaker has been completley removed.panels,box,breakers,the whole nine yards.hud WILL NOT allow any room for this.not even a temporary install.with. o electricity theres no way to get a 100% inspection as thats part of one..im at a very aggravateing stand still.any advice would be greatly apprciated!!

I have only done rentals in 2 states and my family in another, but in all 3 states if a month to month rental leaves before giving 30 days notice, they can be charged for the full 30 days or until it is rented - whichever is least.But with a year's lease, it is harder to get non-compliant or aggravating tenants to leave. 

All this stress and aggravation could have been avoided,  Lesson learned, Good Luck 

If I could run a gas line safely to the 2nd story laundry room dryer I would, but its not worth the expense & aggravation.

Unless the deal is really great, that's a lot of aggravation and lost income.
