I do manage the books for a couple of my own businesses that are under the main business. 

If you had a couple million in equities and a need to diversify your holdings by adding real estate, maybe.

Do that a couple times.

In terms of deal flow I would reach out to a couple of wholesalers, agents and join some local investor groups either on Facebook or online local community to start.

I am now under the suspicion that their friend, the one who is still living at the property, is the one who created separate accounts for all three of them and did the signing for each individual who is under this lease agreement. 

I've had to use Craigslist a couple times in a pinch because I didn't know anyone local and needed pictures asap. 

Now im looking to chat with couple of lenders to find requirements.

For our last single family residence we had a young married couple move in with a brother, all three applied.  

I’ve read a couple books but I am always willing to learn… Also if you were 21 , what would you have done differently?

@Jorge Vazquez we stopped doing signs over 10 years ago.We had a separate phone number on our signs, so were able to track traffic & applications from them.We were getting more & BETTER leads from our online ads then the signs - so an easy choice to stop using them (also time & money savings).
