Hello-We run some vacation rentals in a few markets and I wanted to see if anyone had any recommendations for folks that do website design & marketing through add maybe ad words, instagram, facebook or some combination I have no idea about; which seems more likely in this realm. 

Suppose you are trying to target buyers with Facebook ads and Google AdWords.

I highly doubt it ranks you first, unless you are talking about Google AdWords.

If your talking about lead generation its FB ads and Google adwords But I am trying to get a grasp of what leads are you looking for?

Other methods are driving for dollars, door knocking, wholesalers, craigslist, Realtors, FSBO sites, expired listings, billboards, newspapers, other offline publications.You can use pay per click/adwords, motivated seller website with SEO, facebook, Linkedin, Youtube, and other forms of online and social media marketing. 

Don't sleep on SEO/Adwords.

I would google "We buy houses (insert your market here)"  The top search results are going to be websites for people in your area utilizing google adwords to advertise their business. 

My site may not be the prettiest, but it converts over 15% for Google Adwords and I get lots of organic leads.
