Number 1 method for rental leads generation

Hello investors,

I wanted to know what is your most used source of single family rentals lead generation. Do you:

1) Search online listings site and use calculators to analyze?

2) Hire an agent/broker to source leads for you?

3) Browse SFR investment sites like roofstock and SFRHub?

4) Wholesalers?

Can you convince me of your choice? Are there others sources I missed?

However, aren't bandit signs a bit limiting? I mean this means you have to choose a "target area" rather than the whole city or even state. 

They have people called VA's that can help And you don't have to actually do the signs yourself you run ads and have others post them in areas far away . I'm referring mostly to local areas where you'd self manage
