I've just started analyzing properties to a higher level of detail (Thanks to BP) and realized some of my rentals are great while others are not so much. 

In scenarios like this in my past, I've just dealt with the listing agent (acting as 'dual' agent) and since the seller pays a standard commission regardless of agency relationship in NC, I just eliminate an additional broker (the buyer's broker) with the (unspoken) understanding that the listing firm will end up with 100% of the commission and be more motivated to work with me.

Hello,I've just purchased a duplex and signed all the closing documents today. 

I've just used a minivan forever, but I don't do massive rehabs or flips all that often.

@Jon Crosby I’ve just been open and honest with my both my tenants and guests up front.

At that point, I've just said why not buy REIT's and get similar returns and have the liquidity.

I've just been searching through google but is there a better way to find a good RE lawyer?

We did not intend to sell it, but recently found a nice duplex in the path of progress (lots of potential), and have decided to sell the single family and buy the duplex and potentially use a 1031.  

I'm hoping for suggestions on ANY possible way to make some money on a packaged multi-family deal I've just inspected (off-market, but broker involved).
