I have been contemplating buying a rental property outside of Phoenix, but am hesitant, as this will be my first time venturing outside of where I live.

I am contemplating putting a modular single family or duplex on the lot to at least start making cash flow. 

I had contemplated that paying the small fee for the professional help may be worth it. 

Im sure I could rip the old one out myself and save a good chunk of that which I am contemplating... but how do you go about making an offer on the home?

I’m contemplating putting an offer on my first multifamily (2 fam) and I need some guidance on the deal.

There's one condo type complex a few blocks away with 4-5 assaults reported within the last 6 months....but without looking into it further they could even all stem from the same rowdy person.  

I would encourage you to really dig deep and seriously contemplate the answer to this question.

However, in between monthly, we probably have quie a few days vacant, so we're contemplating renting this long term, but don't want to get trapped with the rent controlled tenants.
