Buying out of state for 1st time

Hello All,
I have been a BP member for a while and enjoy reading all of the articles people post. It is amazing how financially intelligent so many of the BP members are! I am a young investor and have a few properties near where I live in Colorado. I have recently been in touch with a real estate agent and property management company outside of the Phoenix area. I am amazed at how inexpensive real estate is in the area when compared to the Colorado market.
I have been contemplating buying a rental property outside of Phoenix, but am hesitant, as this will be my first time venturing outside of where I live. I am looking for any advice, encouragement, or insight as to whether or not this is a wise move for me. Any thoughts or advice is greatly appreciated!!!
