Of course the percentage breakdown of spending, and highlighting that Housing and Transportation is taking up 50% of that pie was a perfect fact to emphasize.I really did like the book and had a hard time finding anything I would change or add but once I thought about it a while I think a larger focus on mindset would really bring everything together.

Important to find someone good, as they will know how to handle critical pieces, like the hardship letter and budget, and MOST importantly, helping to get a low BPO by highlighting everything bad about the property and neighborhood to the BPO agent or appraiser.Of course, you'll need proof of funds or financing pre-approval to submit with your offer.

However, it was not highlighted but was rather placed further down in the presentation and not in bold font like the higher cash flow number was and in my mind, that is deceiving.There are some positives that the 3 unit deal would have brought - greater potential for appreciation based on the location in the US, longer term for tenants, very mature PM team and process.

I would encourage you to keep track of all of your photos - especially before and after so you can create a nice presentation to future partners or lenders that highlights your work.
