Assistance with Potential Short Sale Deal

Hello. I'm seeking assistance with a potential short sale I was contacted about the other day. I took a course last year and was working with the instructors while trying to complete my first deal, but I recently contacted them but have not received a response and I don't want to lose this deal, so I'm seeking help for anyone who's willing to assist me. Here's the details:

A few months ago, I received an email from a woman who received my contact info from a mailing I sent one of her friends about purchasing their property. She stated that she was behind on her payments and at the time, she was having trouble getting tenants to leave the property. Now, the tenants are gone and the bank has given her the opportunity to do a short sale on the home and she wants to work with me. The problem is that I have no experience with doing short sales (the instructors from the course I took was supposed to take care of that) but I really want to help this woman get out of her situation.

Any help you can provide will be greatly appreciated.

Here's an easier approach -- find a real estate agent who is proficient in short sales and give him/her the lead. When you do this, mention that you'd like to make an offer on the property at the time of listing.

The agent will take care of all the details, and will present your offer to the bank. The agent will also deal with the seller, the negotiations, and the closing.

This is a good way to jump in and get some experience.
