Often the percentage will lower if you have multiple properties, so ask them if that's the case if you are thinking of doing more investing in this area- Maintenance costs | ask for an hourly rate for general maintenance, any routine maintenance that you should be aware of, and if they have an in-house maintenance team or if they use third party maintenance.

I have a clause in my standard SFH lease that says the tenant is responsible for the landscaping, and that upon routine inspections if the lawn is not mowed, then the tenant will be fined $100 in order to pay for a landscaping company to mow the lawn.

Make sure your faucet doesn't drip.This will start to peel at the tub drain if the faucet os routinely left dripping.
