It was priced too low for the area and we were promptly outbid as well. 

With AAA, I'm reviewing them as well as they're not prompt in returning calls, or simply don't.

This includes operating your heating and air-conditioning system as appropriate to reduce humidity, using appropriate ventilation, limiting evaporation of water, promptly removing any visible mold, and immediately reporting to us any leaks or other water intrusion into your apartment or any visible mold that you cannot remove.

Thanks Jacob.I came by yesterday and noticed some mold in the HVAC closet (very small amount, the HVAC had a leak 6 months ago - that was promptly fixed).

I haven't spoken to the parents at all, except to discuss their maintenance issue which was also promptly resolved and I received quite the praise for it. 

When you have scale, buying something at or near market value can make more sense than if you have 1 or 2 as it can plug into your existing systems seamlessly.The key systems I have benefitted from are proper tenant screening through credit/background checks & references, online rent collection, regular maintenance visits, strong leases that will hold up for collections, reliable contractors, & regular punch lists.Reliable contractors are hard to come by and when you find ones that stick, treat you fairly, and respond promptly don't forget to value them.

The communication has not been prompt and I feel left in the dark about the situation.Currently I am waiting on Management to respond to my inquiries about what is going on and how we can move forward to get these properties cash flowing.  

Also write the landlord and PM company, by certified letter, and threaten legal action if not corrected promptly.

PMS or Property Management Systems,  have email templates that will send out things at certain times for you such as a welcome letter or an agreement which will prompt them to sign it digitally and return it to you.
