I think I have a lot of limiting beliefs since I know duplexes can be bought at a good discount but I just don’t feel like it’s realistic that I will find one on the MLS with such little experience and be able to close on it.Thanks for any advice or inspiration, everything is appreciated.

I know this topic has been beaten to death and there are "verified" lenders, but how do you believe who posts them...Frustrated beyond belief, any guidance would be greatly appreciated. 

@Tyler Martin It is about sharing Ideas, but I am not going to say something that I can't guarantee because then I look like I was misguiding people.

It just complicated the jobs beyond belief and slowed everything down. 

I'm involved with other asset classes, and in equities, the common belief is that when you read about the Stock Market hitting new highs in the media, it's time to sell.

I am not knocking your program, but it would be short-sighted to unleash young adults with the belief that they are now prepared to be real estate investors.

The photos are good, though I might re-take the city skyline view shot in such a way as to cut off the AC units on the neighboring roof.So I really don't think you are doing anything wrong, which to me reinforces my belief that the issue is probably price.In my area, this is a dead-slow time to be trying to rent. 

I have had a basic strategy of buying gold & silver lately with the belief that our economy, and the dollar, are headed for a crash - sooner or later.

What I do have is some sort of genetic disorder called "a sometimes misguided passion for real estate investing" that at times interferes with other areas of my life.

Without the backend support of knowledge, confidence is nothing more than misguided verve.
