They are old good quality good (i'm preserving them for re-purposing them at some point, time-consuming to refinish them now).

Currently, I am looking at investing in single family and small multi family for cash flow using the BRRRR, and other methods to preserve capital.

We are considering converting our 20+ year residence to rental but want to know IF or HOW we can convert it back to our residence in the future and preserve the capital gains exclusion.

Essentially this would follow the BRRRR strategy.I don't feel that I should go out and get investors for my first deal, I need to get some experience first.I could perhaps do some other financing types, like purchase with cash and get a HELOC for the rehap to preserve some of my cash. 

I think it's a pretty good benchmark if you are going for a standard cost of living and aiming for wealth preservation and reasonable value in your investments.Some people take that opportunity to go more passive.

I just like to think outside the box and when I saw that video, I thought that it might be helpful in preserving some things that are easily destroyed in rental properties - like hardwood floors. 

I don't know what age category you're in, but at a certain point in life (around middle age give or take) one has to start diversifying their portfolio into investments that concentrate more on capital preservation rather than offering crazy high returns.

I currently hold a note on a property in norfolk virginia that is in foreclosure and vacant and looking to get a property manager or contractor / rehab specialist over there to do property preservation and clean up the property. 

Clearly this deal is more of a wealth preservation one.Thanks again
