The two-year requirement for self-employment or commission only folks is a major PITA for those of us who are less inclined to 9-5 work.If not, I think your best option would be to find a co-signer.

Thanks @Bryan Hancock for your reply.My original plan was to organize the physician group and simply come in as a Co-GP and actually perform outside duties for compliance reasons (as well as personal interest).Then it occurred to me that in the future when we have potentially dozens of deals this may get complicated and time consuming.

I ended up not buying a $335,000 building where the inspection ($650 inspection) turned up that all the walls were bowing back in on themselves significantly and now 1.5 years later a co-worker is living in that building and is reporting to me that in all 4 units 5-7’ long cracks have started to appear in the walls that are at least 2” wide that they think is due to the bowed walls.

Just in case this catches anyone's attention, I actually found an off-market multi-family in Melbourne for a (what I think) a great price, and works as a double house-hack, where I rent out one unit, live in the other, and then rent out a room in the unit I'm to a co-worker.
