(Unlikely at most employee levels, but it's worth asking.)As a general rule of thumb, I'm a fan of people renting for a period of time in a new city so that they can make a more informed decision on what area fits their lifestyle, but that's more of a personal belief than a suggestion. 

Franchise Fee - It is my belief, please tell me if you think otherwise, that none of three have strong enough name recognition where owners/investors/tenants migrate towards them.

As a 20+ year investor, my belief is that Franco Montano hit on exactly the right strategy. 

@Russell Brazil is exactly on point, 2% rule works when the properties are cheap cheap cheap.The rule stems from the belief that (a) half of gross rent will go towards expenses, and (b) .6-.7 of the rent goes towards the mortgage payment. 2%-1%-.7% = .3% monthly profit.It's a very conservative formula, but just explaining why some investors stick to it.

My belief is that the American Dream goes something like this...Work a job and save money (23-50)Quit your job to finally do something you love with the money you saved(50-65)Retire (65)But I wonder, why start so late?

@Paul Sandhu I think your assessment of people not going to Disney once the parks open back up is a bit misguided.

Its my belief that contracts vary state to state and that there are several different types.

@Jay Hinrichs@James WiseJay, we all have lives outside of BP so I haven't yet heard from James with the information I requested from him regarding his belief that subject to somehow how falls under the category of fraud. 

My belief is if he had that kind of money, why not pay the mortgage.

We could get into my personal beliefs on the circumstances that creates the hood but I would probably get kicked off this site, lol, and it is different from the point I was trying to make in regards to RE investing.
