real estate buyers contract
is there a real estate investor friendly contract that I can use without an attorney at this time or at least until I can afford one...??

@Ollisha Jones most states have a "real estate broker board" or some sort. And they typically have a standard contract. You may be able to get one from a broker in your area. At some point its likely you'll need to work with a broker in any case, so cultivating such a relationship will be a good idea.
