All of these markets are likely striking distance if you want to be within a half a days drive or so.

I'm leaning toward areas within striking distance where I have some connection (Chattanooga, Birmingham, Huntsville -- Jax is an interesting thought too, and a lot closer to surfing).

You will have to expect a few bumps, on non violent offenders i often use a 3 strike rule, it takes 3 violations before we revoke, they can rarely change old habits overnight, especially if they do not get away from old circles of friends.

Considering your seller is likely sitting on a property that he can't easily move due to a shallow pool of potential buyers, there's at least a decent chance you may strike gold with your terms. 

I was with them on the initial strike/counter but I believe they have gone to far.Its simply muscle flexing at this point.

@Steve Olafson   nothing wrong with cash and cash flow ..... cash allows you to strike when a hot deal comes up.. if your cash is all tied up in cash flow then your kind of stuck for when the great deals emerge and as we know deals are like street cars there is always a next one on the next corner..
