@Steve Williams, Student Rentals definitely command higher rents, but you really have to know what the geographical Student Housing areas are and the rental culture of the school.

It will take many years for OSU Cascades to develop as a destination University and that is the big driver for the base cultures of Boulder and Austin.  

I was browsing Zillow lastnight and found some 3 bedroom condo units within Celebration for under $400k, which has the added benefit of having a bus directly to Disney at no additional cost to the renter, but the downside of a $500 p/m HOA fee.Don't know anything about financing a STR... since i would technically be calling it a vacation home and living there 2 weeks a year - can I still use the rental income to help qualify for the loan? 

I can handle the building analysis, I’m more interested in what the locaL rules are, tenants, and predictions for the city’s culture and overall vibe are over the next few years. 

A lot comes down to company culture: most staff at a PM are low paid 9-5 W2's - they do as they are told and care more or less, but have no skin in the game.
