But even SF with rent control issue dont sue for such ridiculous amounts.If I'm covered the insurance will award me legal coverage.

The landlord threatens to sue you for interference with a contractual relationship, and asks the court to award him damages against you, equal to the lost rents on the property. 

Even though the award is more than the insurance and property value combined, they are limited to that recovery.

I was told that many plaintiffs, when awarded judgments, sometimes file "domesticated judgments" in the counties that they "believe" the defendants will likely reside (if they don't have a permanent address at the time of the award) in the hopes of attaching their judgement when/if they do purchase property in that particular county.3.
