What sort of profits are you looking to average and can they be obtained throughother financial instruments with less expense and risk?

You're seeing the consolidation starting here now,,,some are combining forces while others are forming derivatives as fast as they can to get out before the music stops.  

My two year goal is to own enough properties where my cash flow is equal to or greater than my take home monthly pay.I love food, music, dance and world travel.  

Oh, and some travertine tiles for the kitchen backsplash (which another friend is going to do for me at a discount, which is known in the music world as the "bro-rate").I spent today sanding all the trim (while wearing a heavy duty respirator, since it's possible one of the early layers of paint was lead based).This weekend I'm going to paint the cabinets (solid wood, so I sanded them down and am re-using them with new hardware), paint the trim, and hopefully get started on the walls.

Also understand that the 'note' is not the only instrument in a loan file.Servicing of the loan is transferred post sale of the note.
