One of the moderators here J Scottposted:you're essentially asking a stranger to:- Devote a significant amount of time to you- Train you to potentially become their competitorI don't know too many people who would do that for a perfect stranger for nothing in return.

You can come on the site, tell some strangers what you're doing, ask for advice and now you're getting the whole picture.  

I know we could technically buy it out of tax foreclosure, but the problem is that, if it goes into foreclosure, it's fair game, and ANYONE can buy it, putting us in a bidding war with strangers over our family home.

Can you quickly relate to  a stranger ?

There may be investors willing to take 8% on a such a risky deal but they will not be strangers to you.

Yes, I understand wholealsing and that you're not a broker because you have the contract and then you're assigning it to the new buyer.Do you seriously have a lender signed up who will make this loan to some random stranger?

I've completely renovated a couple of houses- so I'm no stranger to rehabbing (not to mention that I love it!).

(I am no stranger to risk, I play penny stocks and they have been not doing so well.
