This would include me receiving phone calls from motivated sellers, putting post cards in people's mailboxes, information such as names and phone numbers on the cards, and looking into buy homes.

But instead you could post on there looking for buyers or something like that.You can also ask a realtor or the title company to get you a list of all the cash sales in your area for 6 months ago and then send them a postcard or letter saying that you noticed they bought property x with cash and want to know if they are looking for more properties as you find them at a discount.

I tagged along with him since I was 6 YO these guys always worked on their craft their pitch what worked best when a client said this.. what worked best when you got this objection... then when I became my own RE agent at 18 we had sales training every week.. it was mandatory in the brokerage.. if you wanted to get floor time or leads anyways.. they did not want to hand those leads to folks that had zero sales skills and did not know what to do or say.Modern day RE seems to have just jumped over so many of the basic skills needed to be successful in the industry.. to think you don't need a license you can just send out post cards.

it's worth a shot. the success of a mailing also depends on the quality of your message. the plain jane I want to buy your house please call 800.XXX.XXXX won't get that many calls anyways.however the good thing about post it notes is that they're cheap to print and if you've narrowed down your area to a subdivision you can can hit everyone and not every investor's doing those, so people may keep them for when they're ready to sell.currently , i'm not doing them as my postcards are working pretty well and my target area's gotten hosed due to illegal flipping and phony appraisals so comps are all over the board and it's hard to get a hard money loan there. i do plan on doing them when the weather breaks

Then use tax database to find them, the address is never the same as property address.Sounds complicated but it is as simple as locating them via tax database and sending postcards within 24 hours of your contract.In a perfect world you already have buyers, but if you don't what's next?
