If you are looking at an area like that through the lens of a cash flow investors the numbers are probably never going to pan out for you.

If your trust is a revocable trust that doesn't have a TIN and doesn't file taxes and if your LLC is set up to be taxed as a sole proprietor and again doesn't file it's own tax return. 

That typically doesn't pan out in a residential zone (or at least not well enough for the headache in my opinion). 

This can be a wait and see if the HELOC doesn’t pan out.
