Also, since their services can be very time limited, there is always the issue of the tenant finding suitable employment, keeping said employment, the employer not jerking the tenant around (especially with low income workers, it goes both ways), etc. not to mention whatever other issues, be they family, substance use disorders, disabilities, etc. that could have contributed to them being in need of a high level of services.

# of units: 20all 1 bedroomall 360 sq ftasking price: $379k, down from $399kyear built: 1995 (pretty rough shape though)current vacancy rate: 30% (6 of the 20 units are vacant)current rent: $125, collected weeklylocation: decent... this property is probably the worst eye sore inside of a 3 block radiusworking class area... some gang-related concerns... all in all a pretty solid town expenses: all utilities... approximately $1,900 / monthrepairs needed: not sure at this point... 10k-20k would go a long way in improving the look and appeal of the property and would likely reduce vacancy ratecap rate: 9-10%Based on the numbers, this is without a doubt the best property I've looked at, but I have a few questions:What are the best ways to reduce vacancy rates, generally speaking?

The app fee equals about 50% of the point fees they are going to take so red flag.You run into daisy chains where people are just affiliates of a lender and have no clue how to underwrite a property or loan.

My thoughts about renting in D neighborhoods are that 1) your tenants are not going to care for your house what so ever and might trash it/steal from it and 2) even if you get a high ROI, in a high crime area like that you may just be risking your life, especially if you stick out like a sore thumb.You are not really mitigation any risk in this situation.
