Work that list (assuming you started with a good one), touching them at least 5 times.One of my larger targeted lists is about 2,000, but I also have a small list of 50 out-of-state owners in my area that have 100% equity - I treat that small list a bit differently (send them different postcards/messages) than the larger list.

We Lease and Buy Houses xxx-xxxxThere are more marketing, like direct mail, flood an area w yellow letters and post cards, once every 2 weeks for 8 runs if you have the capital.I find walking through FSBOS, FRBOs, Expireds and Listeds are the fastest ways to get houses.

I have mailed some letters and postcards but I believe it would be much more effective to send them to a website with information, a video, and a downloadable PDF.

hey guyshas anyone used direct mailling whether be yellow letters/postcards and in the message put in the offer for the property as well, because i figured if they are gonna call back most of them are tire kickers and not motivated, by just putting in the offer at least they look at it and perhaps just the motivated sellers would call back rather than everybody

Usually their asking prices are beyond reality but they're still worth calling because you may be able to get a motivated seller out of it.We mail out postcards to the for sale by owners, we generally age the list for a few weeks so that they when they get the mailing they could be frustrated it hasn't sold and maybe they will be more flexible.
