Do you just do letters/postcards? I'm getting little to no responses & none are good leads.

Are most of you guys just doing letters/postcards? I hear from a lot of people that they just send them out and the calls flood in.

I've sent out over 400 letters this week to very qualified leads. Most of these are on the 2nd or 3rd mailing.

I've gotten 3 phone calls. One was an angry guy that yelled at me, another was just curious, the other wanted to sell but wanted retail and wasn't nearly motivated enough to come down even a little.

If you're not getting the responses you need do you take it further and call people or go knock on their doors?

I would say continue to market and market often. Don't just give up as I usually get calls on my 4-6 mailings. be consistent and you have to work at getting the good deal. People aren't just going to call you and say I want to sell my house at 50% of the value.

Set up an appointment, get out there and tell them why their house is worth what you are willing to pay.

A lot of investors don't cold call or door knock anymore, if you do it, you will be one up on everyone else. Get out there and tell people you want to buy there house.

Stay positive and consistent in your marketing.
