2BR/1BA not as desirable as 3BR/2BA: Storage and multiple living spaces are appealing.Garage, large yard, and allowing pets attractive for many tenants: I added non-refundable pet deposits and increased rent per pet.Renting in fall/winter is a challenge: I experienced one month vacancy (standard to expect 5% vacancy).Prioritized tenant selection: Tenants (Denver landlords themselves) are clean & pay on time.Decided not to allow marijuana to minimize liability: reduced some interest.

I find the lower unit tenant somewhat peculiar, given he is in the lower unit there will be more heating need as it is much colder in the lower unit but he prefers the vents completely closed in winter and interestingly has more cooling needs during summer than the upstairs tenant.

What I find peculiar about the phenomenon of increased foreclosures is the fact that it is happening at the same time as a hugely tight housing market where buyers are actually getting into bidding wars for what few properties are up for sale.I've always thought that foreclosures happened because both a person stopped paying on their mortgage, and simultaneously were unable to get cash out from selling the property.
