Does anyone know the procedure for getting possession back and clearling out the unit?

Before choosing a turnkey service/company, I'd use the search feature here to find past posts like this one where members share their experiences.I am a big fan of creating and following standard operating procedures in my business.

I guess I'm not surprised because when I call my fellows agents, half or more of them can't be bothered to pick up their phone and would rather text, or whenever they actually pick up they always sound like they are at Target or getting a massage in the middle of the day, and not actually working. 

Or should a surgeon not get paid what they get paid because the procedure only took 2 hours and it went smooth?

You can add services and upsells the clients foot the bill for, like spa/massage/private chef rather than pouring more capital into the property.  

Best thing for you to do is massage your past guests into returning on a direct book and make an extra 10 -15% without increasing occupancy.

This is the procedure: have a meeting of the minds, and then they send the check to the closing agent for closing.

Do your best to mitigate issue before they crop up and annoy residents.Maybe create a free service, for those that are not using your management services, to come and review their STRs for safety, procedures for help etc.

Clearly communicate your preferred procedures and needs.
