It seems that BP is majorly split between those who have never done a deal (probably 80%) and those that have 2+ deals under their belt (20%).

@Yixiong Pan - If others have the cash to put into deals it sounds like you could form a JV partnership with others where they bring capital and you operate the deal and come up with a split of equity of the purchase.

(Example 8% pref return, then 80/20 split until achieve 15% IRR, then 50/50)  The main reason most syndicators offer a preferred return is because people that invest in mutual funds feel like they are guaranteed as high a return as they would get in the mutual fund.

I totally agree, so many properties there are new and beautiful that there needs to be *something* to really stand outYou make a really good point re: no plan B, and in general I’ve seen the home values in that market depreciating (assuming because of the boom / growth in supply in the last couple years).I might be wrong here but I assumed that a general trade off between vacation market and metro areas would generally be that strs in vacation markets don’t really have a plan BI’m pretty split at the moment, but really appreciate your thoughts
