6 Acres East of San Diego - how whsohlf

The property is 20 mins from San Diego proper and 30 from the beach. It’s on top of a mountain and has world class views of the mountains/foothills to the east, south, and north. It’s currently a single lot and contains my family and I’s primary residence which we have about $250k of equity in.

I’d like to develop the land and have a couple different options I want to get y’all option on:

  1. 1.) We could split the land into three parcels. From here we could potentially do a combo of LTRs and STRs if we wanted to. The parcels should give us potential for six homes total between primary, ADU, and Junior ADUs.

  2. 2.) We can avoid the hassle of splitting the land and build an ADU & Jr ADU. Likely would then just be our home and two more LTRs.

I know splitting property is a huge hassle and not sure if it's worth it - although six homes and the possibilities is very enticing. STR rules in SD county seems more lax than in SD proper but I'm sure still particular. High fire zone designations are also a consideration.

What should we do? :)
