The property is borderline between fixer-upper and burner-downer, so I need help figuring options.- Someone who has an EXTENSIVE network of contacts (builders, contractors, legal) to get me in touch with (not a 1-deep list of overpriced buddies, people with solid references and track records).  

But I could never wrap my head around buying it without going through a bank and getting a huge loan, so my dream kind of went on the back burner, so to speak.Recently, I took up a part time job as an independent contractor doing occupancy checks for some companies.

On the way home I listened to podcast 139 and heard Fat Tony say something that's been on my mind for a few days; "I'm a business man, not a handyman."

The original developers who bought the land and started the whole thing got a big fat goose egg and a lot of grief dealing with initial land buying stages and development.The LLC, umbrella insurance, etc. are just tools.

I am not excited about the fat 39.6% tax bill I am creating for myself (good news bad news about having a good day job).
