I can tell you that in NV, state law generally prohibits anyone from being compensated in finding or facilitating a deal unless the person is licensed.  

Good providers spend a lot of time developing relationships with a number of professionals, from wholesalers to agents, to facilitate their inventory stream at a price that allows for them to make money while providing a solid investment for clients.

I ask because as I understand it, the Sherriff is often the institution that facilitates the 'official' foreclosure auctions.If so, I'd love to hear more about that. 

I own an older house that's in decent shape but needs some renovations including adding dormer to our attic (or just raise the entire roof possibly depending on expense) to facilitate a closet and more headroom creating an actual bedroom.
