Agent/Property Manager incentive compensation

Curious to hear from any investors if they use any type of incentive/creative compensation methods with their dealfinders/agents or property managers. 

For example: Paying your agent and property manager a percentage of the first years annual increase in rents. So if after rehab and lease up the property rents for $300 more per month than it did when purchased then your agent and property manager each get a bonus of $540 (assuming your agreement was 15%). This motivates your agent to find you opportunities with upside and your PM to get top dollar rents. 

Another example is from David Greene's book where he talks about paying his agent $1,000 for any deal he does with a member of his agent's office or team, as a way to motivate his agent to market his criteria to other agents and have more people working to find him deals.

Any feedback on any methods you use or ideas you think might work is appreciated. Agent/PM input on if these methods are effective or what methods would motivate you is also appreciated.
