Actual numbers from info. from real estate agent factored:  Water/Sewer $89/month, Insurance $264/month, property taxes $434/month, other monthly expenses $100/month, $260 repairs/month,  $130 cap. expend.

I would recommend that because the amount of time, effort and money you will expend/waste looking for a deal as a newbie will kill you.

However as a highly educated and experienced agent with a Masters and a CPA license I can tell you that there are also many agents that will be worth more than the commissions you pay in terms of net profit to you, liability during and after the transaction, and time/energy expended on the overall process.

Hi Patrick, I have not taking time to check the pictures or the state of the property in question but i think dealing with how much to expend on rehab or improvement after purchase of the property is a wrong move and a big mistake.
