Both these 2 are not easy to do, and typically take expertise, experience and or capital.  

On top of that, FHA has very strict and particular rules around income.

.- The CA rules seem to have many rules related to financing such as seller must include appraisal, no balloon payments before 10 years, etc.

No deal will ever feel perfect—it’s easy to overthink, but the best way to learn is by diving in and taking that first step!

One other thing, if SCI is so willing to buy MHP's and be the owners of them, why that every piece of paper we get (rules / regulation, leases, notices of rent increases, etc) do not have one ounce of SCI's name or signature from anyone at Sunrise Capital Investors.

Dont take the easy way out and sell the house.

Honestly looking at your situation I'm not sure I would recommend you do the taxes yourself,  change of accounting method (F 3115) isn't easy for someone that hadn't done them before these online software companies make things seem easier than what they are, they are good for less complex situations. 

And, sounds like you're exactly at the 1% rule, which is golden!

Shoot for middle of the road kitchen utensils, blankets etcOtherwise it is pretty easy to have most of your stuff scheduled to arrive at the same time.

Short of that, you may target employees of Canada-based companies with a presence in KC (this is easy to find on LinkedIn).
