Tim hit the nail on the head with what he wrote.All I can tell you is that in my neck of the woods is that finding a Section 8 tenant with a credit score at or above 600 would be like finding one with all their natural teeth.

For me the appropriate number of credit cards is 4 with kind of higher limits, $15-20,000 and then I’ve got a Lowes card and getting higher credit on that thing is like pulling teeth!

Then you can reinvest w/no 1031 stress.The step-up in basis provision adjusts the value, or “cost basis,” of an inherited asset (stocks, bonds, real estate, etc.) when it is passed on, after death.

It can be very gut wrenching/teeth pulling but it's very effective if you consistently do it.
