It's always good to have people in the business talking positively about it and advocating for how wholesaling should be done.Yeah, I do believe that most wholesalers fail because they get into the business for the wrong reasons, and not only for the wrong reasons, but they also get into the business with unrealistic expectations.

Examples are blowing out a load bearing wall, rewire, coffered ceilings, reworking drains amongst other things.

I am not advocating nor dispelling the practice.

Maybe the roof blows off in a storm before the end of its service life and all of the roofers are charging double and triple rates, and if you don't replace it the rain will come in and destroy your ceilings and your renters will leave and you will not have anyone as a customer for your business because the interior is destroyed. 

Not to mention EPIC UNIVERSE in 2025 which will blow the roof off this market. 

You could invest some of your funds into a direct investment, and some you could put to work indirectly as a private lender.To be clear, I'm not advocating that you should do any of this.
