This is a side gig for me; I don't want to do a lot of "realtor" work; I just want MLS access and a bit of mentoring on my first few deals.Does anybody have a favorite firm in WA for low-touch supervision and low annual obligations?

So fast forward to the past year, I finally found a decent job working field sales for a popular energy and solar panel company which i am proud to be a part of, but at the end of the day it's still a job title where I have supervision, have little to no freedom, and little reward.

You could allow applicants to enter without supervision and this would be fine until you have that one person that causes a problem, like squatting, and then you will realise how reckless a decision it is to allow a stranger into a property worth tens or hundreds of thousands of dollars unsupervised. The reality is that if a owner does not want to do the work or is not interested in doing the work associated with operating their business it would be wise to either hire a responsible property management company or sell.As some have indicated there are simple and cost effective ways to do it but safe is not possible.

You would be supervised the things people tell you, from not liking the specific color of a granite counter to the kitchen facing the wrong direction, and that's if they even tell you.

Perhaps there is a way to work on the behavior (supervise dogs when outside, etc) and task the tenant with some responsibility for this, to manage it in short. As is, I think your only suitable tenant is someone with (yes, I know) dogs, even larger dogs or someone also working on some behavior issues with a younger or adopted dog (who basically can't find a dog friendly unit).
