The cash invested figure was for plans, permits, demo, construction, and staging.

Demo and roof needs permits. 

One week prior to the tree falling, the neighbor demoed the house and 2 days prior to the tree falling, scraped the lot leaving it bare.  

I want to hold long term, so will definitely look into the market's demo trends and economy.

We demoed out the old flooring throughout the whole house, countertops in all bathrooms and kitchen, removed the old appliances, and did a lot of landscaping cleanup including the removal of a few dead palm trees out front and tossing the old fence.

First thing I had to do is demolish the mobile home, so I filed for a demo permit and demoed the home myself.

You typically need a permit for demo.

I did a demo with them a few days ago and the rep told me that if an owner/manager has less than 5 properties posted, their data isn’t counted.

There are a WHOLE lot of steps before the demo that you're ignoring...Financing, acquisition, knowing how to analyze deals, knowing how to determine ARV, knowing how to determine rehab costs, etc.I would recommend spending a couple weeks/months reading here on BP and try to figure out all the questions you're not yet asking...
