If you Flippers, buying off Wholesalers, have your own vocabulary based on some grading of standards of Rehab yet to be performed, then I hope those varying valuations also come with a working crystal ball (I've yet to find one).It certainly does NOT surprise me that Flippers are finding it hard to get what I call a "proper deal" from a Wholesaler.

I have seen the effect of appreciation because of the major increase in property from 2010 to now and wish we would've bought a condo back then but I didn't have a crystal ball.My other question is whether to purchase a SFH for our personal home since I feel like i'm throwing away good money on rent every month (3300.00 a month!)

You're asking a handful of questions that unfortunately nobody will have the answer to, because nobody has a crystal ball.With that being said, yes it will be much more challenging to pull off a BRRRR in a declining market.Doing a BRRRR on a single family home is a very different strategy than getting into multifamily and forcing appreciation through renovations and raising rent rates.I don't think it is a good plan to rush into anything in this environment.
