I think so......I think if you found a brownstone seller willing to sell at a nice discount that allows an investor/rehabber to make a good profit, and you locked that seller up AND could find more sellers like that with a little hiustle, I'd bet that the major players would be looking to take YOU out to lunch and try to ensure they're the 1st person you call when you come across hot deals like that.Change your perspective about having to sweat and wine/dine these guys.

Trash was almost a foot deep everywhere, it REEKED of pet urine, rotting food, several full litter boxes, and a dining room literally covered in some sort of... feces...

The "stuff" left behind is comprised of personal belongings: furniture, clothes, books, a whole closet full when we have yet to look into and the range (appliances were theirs).They did take the light fixtures - except the ugly chandelier in the dining area - so I need to go back in the daylight to make an inventory ;-)We have been making visits to the unit on a semi-regular basis: we replaced windows, fixed the toilet, changed backup batteries in the smoke detectors, etc. - so I do get the picture.

You have to send letters, go talk to the owners, call them and put your neck out there.I'm speaking from knowledge I've gained from the book so take my advice with a grain of salt.Also there was just a post on here where a girl did a letter campaign and got a stunning amount of responses.
