Reminder of why we have a "No Pet" policy.
I have alluded in other threads on BP the past few weeks that we are saying Good Bye to long term tenants we inherited with a property bought two years ago. We served them with a month ago with a notice of termination specifying a move out date of December 31, 2014 {one month longer than what is required}.
Needless to say they didn't take it well and immediately started acting like scorned teenagers: wouldn't talk with us or respond to letters; greeted me with abusive language when I went to the property {I made certain not to bring my son this past month}.
Over this past weekend they decided to "bug out" and on October 01, rather than pay their rent, they left their keys on the doorstep of another unit in the building. This evening, we assumed the unit was abandoned and entered. It would be an understatement to say they left one helluva mess. There was so much stuff left behind, it is possible they may still have a set of keys and plan to return ... but, more likely, the 10x10 baby barn will be full to the brim for the next 60 days.
We shot over 100 photos - which I am still processing - and tried a dozen shots under ultraviolet light. I still need to play with the camera settings and go back for more photos, but, you can see below a reminder of why we have a No Pet policy:
This is what many years of "doggie diapers" at the end of the hallway look like ... yes, the yellowish and brown areas are urine stains. The moisture meter was off the scale in this area and the ammonia odor made your eyes water.
Nice people (until we terminated the lease), but three dogs are too many, especially when they are seldom outside.
Before I get the chorus telling me to screen and we will not have this problem, be aware you are preaching to the converted. These were inherited tenants who would never have passed our screening process.
