If your goal is to supplement a stranger's living expenses to the tune of $900 a month, then let them stay.

There are costs which come along with a cash-out refi and if anything goes wrong - which is a risk you take if you partner up with a stranger - you have nothing to fall back on.  

Then the is always the "I don't want a bunch of strangers roaming through my house", "I don't want to bother with realtors", or any number of other reasons.

Bringing out 4 strangers seems a bit time intensive, only be left with 4 different quotes, and still no idea who to hire.
