I'd like to get at least 12% - but I don't know if I'm being greedy or just realistic.Knowing the character of the dad I don't sense a great deal of risk (and yes, anyone and any deal will present risk), and given the contract is with a large retail establishment I don't have any indication that it would be a bad deal.  

It would be great if investors around here could also help preserve some of the historic character of the architecture, which is going to be a huge selling point for the neighborhood.

When somebody wants to run a deal with zero of their own money into it, they are exposed to no risk, meaning you are taking the risk for them, and you're depending hugely on their character.

If people hire contractors via a strong referral, they shouldn't run into the nightmare "Melvin" characters nearly as often.

Too many questionable characters around.

No assumptions being made about your character, you'll just find (on BP and elsewhere) that wholesaling can have a negative reputation, but that's due to not doing the 2 things I've just mentioned. 

Then you have Gruene and Wimberly that if they can keep their character and charm they will become some of the hottest real estate around.

West of 65, south of 64 is a mix of rough characters that slowly blends more towards rural(ish) working class as you get farther southwest. 

I suspect it may be only a matter of time before she brings more characters to your property.
