Scott Mac... so what you are saying is hiring a book keeper to handle this function is an option and there are real estate investors who hand this off/use bookkeepers to track all this stuff.

HubDoc is the best for collecting bank statements for your book keeper, receipts are good and I like the way they organize invoice collection but their invoice collection (e.g. from utilities) integrations have been breaking more and more.

Some people don't have financial situation, nor have the bookkeeping to track or maintain it.Again, I personally find it very stressful just thinking about living that way for the life of the loan keeping the lowest daily balance possible.
